Hunters Crossing - Architectural Control Requirements

Before any phase of construction can begin, documents supporting the following architectural control requirements must be submitted to the Hunters Crossing Architectural Control Committee for approval.

Documents needed:

  1. Complete House Plans
  2. Plot or Site Plan, including walks, driveways, fences, etc.
  3. Landscape Plan, including plants, ponds, grass, trees, etc.
  4. Samples of overall exterior color scheme, including brick, masonry, roof, and paint

Architectural Requirements:

  1. Minimum square feet heated: 1400 square feet for 1-story, 1000 square feet on bottom floor of 2-story home
  2. Brick veneer or combination of brick, stucco, stone for the main house walls, siding considered.
  3. Minimum Roof Pitch is 6/12.
  4. Side line setbacks - meet existing county codes and approval of Architectural Control Committee.
  5. Driveway and walks must be exposed river rock (aggregate).
  6. Mailbox must be masonry construction and approved in writing by the Architectural Control Committee.
  7. All exterior colors submitted for approval: roof, soffit, brick, garage and front door(s).
  8. Landscaping: Upon completion, each yard must be fully landscaped in front with the balance of the yard or lot sodded or other landscaping approved by the architectural committee. Appropriate natural areas may be incorporated with landscaping. If not clearing and sodding all of the lot, plan indicating where and why not.
  9. Phase I & II must have wood or wood clad windows.
  10. Phase III may have aluminum windows but none with mill finish.
  11. Wood burning or Gas fireplaces (if used) must have approved termination cap and chase. Fireplace chimneys must have approved exterior surround and chimney cap. Gas vents are permitted without surround. Exposed masonry flashing caps must be painted to blend with the chimney or termination cap.
  12. 2-Car Garages
  13. Walls and Fences must be approved, in writing by architectural control committee, including height, type, design, and location.
    • Maximum of 6 feet height
    • cannot extend past the front corners of the house
    • cannot be nearer then 2 inches to interior lot line
    • no fence (or hedge) which unreasonably restricts or blocks the view from adjoining lot or materially impairs the continuity of general landscaping plan of subdivision.
  14. No satellite disks or outside TV antennas.
  15. No nuisances, rubbish collection, or raising of animals for commercial purposes. Equipment to store
  16. rubbish and garbage shall be located so as not to be visible from the street.
  17. Plans and documents submitted will be retained by the Hunters Crossing Homeowner’s Association. The committee requires a minimum of 10 days for approval of these requirements. A written letter of approval or reasons for non-approval will be given to the homeowner within 30 days.

Additional Information

  1. Properties must be residential, comply with all zoning codes, and no temporary residences are allowed.
  2. Boats, trailers, campers or “other vehicles” must be parked and stored in the garage or in areas designated by the homeowners association.
  3. No signs except “For Sale” or “For Rent” signs.
  4. Owners maintain their easement areas except those maintained by public authority.
  5. No business conducted in the residence.
  6. Cannot dig for minerals.
